Tan Bee Lian

Not only a founder, but also the most senior member of TSMP, Bee Lian is the resident sage, constantly dispensing advice to associates in the corridor, at the water cooler and even in the toilet. You have been called the doyenne of the real estate market. How has the legal and physical landscape of Singapore changed since you started your practice?

Singapore has transformed from a small quite undeveloped island with lots of pre-war houses and buildings to an extremely well developed country and the real estate laws and regulations have been amended over the years. I have seen countless property cycles since Boat Quay was still littered with abandoned warehouses. It’s been a privilege to watch the development of the Singapore real estate market from my front row seat.

What’s your client care philosophy?

I always want my clients to be comfortable and relaxed with me. When I was shopping for a car, I picked a sedan rather than the sports car I really wanted because I needed more space to ferry my out-of-town clients. I always say they must regard me as a friend in Singapore whom they can trust and rely on and have the full confidence in my closing the deals on time.  When I do a deal I take over the matter and I do not want my clients to carry any concern.

What do you see as your role in today’s legal industry?

I have been called a cuddly mama bear to all the young ones. I believe that at this stage of my career, it is important to share my experience and growth to encourage our new associates.
